FOUNDER & PRINCIPALBrad Rable is a founder and principal of BISON Partners. Before BISON, Brad was the SVP and Director of Investments for Paragon Commercial Group where his responsibilities included deal sourcing and structuring, lease negotiations, underwriting, entitlements, asset management and development execution. Paragon focused on identifying retail investment opportunities for both private capital investment as well as for the Canyon Catalyst Fund, a joint venture with CalPERS to deploy $1 billion of equity. Brad also worked with Voorhees at CBRE from 2013 to 2016 running retail investment sales, closing more than 120 transactions totaling more than $3 billion in value. Brad also spent 7 years at Evergreen Devco and 2 years at DPFG handling all aspects of real estate entitlement, development, underwriting, finance and construction.
Brad holds a master of Real Estate Development (MRED), University of Southern California, Price School. Master of Business Administration (MBA), Arizona State University, W.P. Carey School of Business. Bachelor of Science, Finance, from the University of Colorado, Leeds School of Business. His also a member of the Urban Land Institute’s US Green Building Council certified LEED Accredited Professional Urban Land Institute Small Scale Development Product Council.
Brad lives in Manhattan Beach, CA with his wife, Hayley and their two children, Hendrix and Harper. Always on the run, Brad is a frequent participant in endurance running events such as the Imogene in Ouray, CO.

FOUNDER & PRINCIPALPhilip D. Voorhees is a founder and principal of BISON Partners. Prior to joining BISON, Phil spent 25 years at CBRE with its Private Capital Group in Newport Beach (CBRE's first Private Capital Group team nationally), and ultimately with the NRP-West retail team. Since joining CBRE, Phil’s NRP-West team has closed more than 1,080 retail property transactions totaling more than $15.0 billion in value, and was CBRE’s #1 retail investment team nationally in 2015, 2019 and 2020, and was one of only 3 retail-focused Vice Chairmen at CBRE when he left to join BISON full time. Phil has been a member of the International Counsel of Shopping Centers for 27 years.
Phil lives in Mammoth Lakes, CA and Costa Mesa, CA and has two sons, Mercer and Nicholas Roy, a pack of dogs and other pets. Phil graduated from the University of Colorado in Boulder, Poly-Sci ’94. He’s an FAA private pilot with complex aircraft, multi-engine and instrument ratings, and spends time cycling, walking, weight training and skiing with his family.

ACQUISITIONS ANALYSTClay Rollins is an Acquisitions Analyst at BISON Partners, where he is involved in the acquisition, underwriting, and execution of value-add retail investments across the Western United States. His responsibilities include financial underwriting, market and tenant diligence, leasing strategy support, and asset-level analysis, with a focus on disciplined assumptions, downside protection, and long-term cash flow durability.
Prior to joining BISON, Clay gained institutional acquisitions and asset management experience at Greenlaw Partners, where he worked alongside senior investment professionals supporting acquisition underwriting, due diligence execution, and asset-level business planning across a diversified portfolio of retail, office, and industrial properties. His experience included portfolio budgeting, capital planning support, and evaluating investment performance at both the asset and portfolio level.
Earlier in his career, Clay worked in capital markets at CBRE as an intern, where he worked alongside Phil Voorhees supporting retail investment sales efforts. His responsibilities included transaction underwriting support, market analysis, and the preparation of institutional marketing materials, providing early exposure to investor underwriting standards, pricing dynamics, and capital markets execution.
Clay holds a Bachelor of Science in Business Administration with a concentration in Management and Entrepreneurship from San Diego State University.

CHIEF INVESTMENT OFFICERIn addition to serving as the Chief Investment Officer for Greenlaw Partners and a member of the firm’s Investment Committee, Pinto is also the Chief Investment Officer for BISON. Perry directs Greenlaw Partners’ acquisition strategies and is responsible for overseeing the firm’s acquisition, financing, capital allocation and disposition functions.
Before joining Greenlaw Partners, Perry was the Chief Investment Officer, Senior Principal and Managing Director of Walton Street Capital, L.L.C., where he led the global acquisitions and investment strategies for the firm. At Walton, he was a member of the firm’s Global Investment Committee and directed efforts in various funds including the firm’s global opportunity fund series, the Walton open-end, core-plus fund, the Walton debt fund series and Walton Street Mexico. During his 26 year career at Walton, Perry assisted in the deployment of over $12 billion in equity through the various funds and oversaw real estate acquisitions totaling over $40 billion in value.
Prior to Walton Street, Perry was an Associate with JMB Realty Corporation. He holds a Bachelor in Business Administration degree from the University of Michigan and is a CFA Charterholder.

FOUNDER & PRINCIPALIn addition to being a founder and principal of BISON Partners, Wilbur H. Smith III is the principal and founder of Greenlaw Partners, LLC and Greenlaw Management, Inc. Mr. Smith personally oversees all aspects of the company’s acquisition, operations and investment development/redevelopment programs.
Since inception and under Mr. Smith’s leadership Greenlaw completed + $2.0 billion of commercial real estate acquisitions and dispositions. Greenlaw manages a portfolio in the Western United States exceeding 5 million square feet, comprised of office, industrial, retail, multi-family, resort and land assets.
Mr. Smith received a Bachelors of Science degree in Agriculture from California Polytechnic State University, San Luis Obispo and earned a Master’s Degree in Real Estate Development from the University of Southern California. Mr. Smith is a licensed California real estate broker and a member of Young Presidents Organization (YPO)- Orange County Chapter.
